the linhay is a ground floor annexe with an open-plan living-area comprising a sofa, wood-burner, dining table and a king-size double bed Two steps lead down to the separate kitchen and a bathroom. There is also an entrance porch, ideal for storing your boots and coats, and a basket of logs also.

the main farmhouse at emmett’s grange dates back to the 1840s and is an original 'knight house' The Linhay is attached to the farmhouse in an L-shape, and has been converted from a historic farm building. Today the main house at Emmett’s Grange is available for holiday lets for up to 13 guests. The Linhay can be hired as an extension of the main house or as a separate property altogether.
the estate surrounding the property is comprised of 900 acres, and at 1,250 feet above sea level this is thought to be one of the highest farms on exmoor This area is well-known for it’s wild and rugged landscape and guests are welcome to enjoy the estate and roam at leisure across this hills, valleys and open moorland.

note, due to the rural location of the property, there is limited mobile phone signal (ee is best!) at the farm so you will need to log on to the wifi (super fast bt full fibre) once you are inside to use your phone for wifi calling

the linhay is well equipped with an electric cooker (dual oven and hob), nespresso coffee machine, fridge, microwave, kettle, toaster, plus saucepans, cookware, kitchen utensils, glasses, crockery and cutlery

the property is fitted with central heating, plus the wood-burner in the living area is very efficient A starter basket of logs, some kindling and matches will be provided. Further logs are stored in an adjacent shed and are available for guests to purchase.

100% cotton bed linen, feather duvet, blankets and towels are provided, but please bring your own beach towels if you need them for day trips

french doors from the living area open up onto a private gravelled area at the rear of the property, with a small table and chairs, perfect for outside dining in the summer months
guests can also make use of the full size on-site tennis court throughout the year (shared with the other holiday cottage at this premises)
the property is approached by a private tree lined drive from the road The estate surrounds the property and guests are welcome to enjoy it, whether you are a serious hiker or fancy a quiet stroll into the beautiful valley below.
many will already know that exmoor national park is home to some of the darkest skies in the country and is a designated international dark sky reserve Due to the rural location of the property, Emmett’s Grange is an ideal spot for serious astronomers as well as anyone that is interested in stargazing.

up to two well behaved dogs welcome for £15 each Dogs should remain on leads when outside and are not permitted on the furniture. Please do not leave them alone in the property at any time.
the estate has six stables within the courtyard and additional internal monarch stables in an american style barn There is a 20x60m indoor school available for hire onsite and access to excellent hacking.

the linhay is part of the emmett’s grange estate which is a rurally located within exmoor national park Simonsbath is the nearest village (two miles away) which has an excellent pub serving food, The Exmoor Forest Inn, and a lovely tea room, called Boevey's. Simonsbath (pronounced "Simmonsbath"), is a small village high on Exmoor. The River Exe rises from a valley to the north, and the River Barle runs through the village and is crossed by a triple-arched medieval bridge that was extensively repaired after floods in 1952. Simonsbath also lies on the route of the Two Moors Way and close to the Macmillan Way West.
there are numerous beautiful villages dotted over exmoor, many with pubs and village shops South Molton is a fantastic country town with various amenities including a pannier market on Thursday and Saturday (it has won the award for the UK's best community market in 2023, 2024 and 2025), Mole Valley (has everything you could ever need!) and Sainsbury’s, approx 9 miles away. Barnstaple is a larger town, approx 15 miles.

There's so much to see and do, from short walks to long expeditions across the moors or horse riding, taking in a red deer safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets. The beautiful beaches of North Devon are also within a easy reach (approx 40 mins in the car)..
